What decides what you pay

There is no rate card on this page, and no figure that would honestly apply from a hillside lot in Fox Chapel to a rowhouse basement on the South Side. What follows is what the operator actually weighs when they price a job on the phone. The main page covers the step before this one, which is whether it is a job that gets booked at all.

  1. Size

    A squirrel or opossum is a bag and a few minutes. A deer is a vehicle, equipment, and usually a second person.

  2. Where on the property it is

    Open ground is a lift. An attic, a crawl space, or a hillside foundation void is a confined-space search that takes longer and is harder to predict from a description alone.

  3. Time on the ground

    Something found the same day leaves almost nothing behind it. A week of warm weather in a closed crawl space is a different story — it works into whatever is underneath, and that material has to come out as well.

  1. Access and terrain

    A locked gate, a dog, a retaining wall, a garage reachable only from a back alley, a set of outdoor steps between the street and the yard. Each one changes how the job actually gets done, and each one is worth mentioning before anyone arrives.

  2. How far out you are

    The city and its close-in suburbs are routine calls. An address well out toward the edge of the operator's territory is more of a drive, and that is factored in.

Why there is no number here

A flat rate on a page like this one only works if every job looks the same, and around here they genuinely do not — a level yard and a hillside crawl space are not comparable work. The operator quotes the real figure once they know what you are describing, before anything is scheduled.

Getting an actual figure

An address, a rough spot on the property, and whether somebody could get to it without dismantling anything. Those three cover most jobs over the phone. Not knowing the third is completely normal; the visit often exists to settle exactly that.
